Position Summary:
The Maintenance Supervisor will be a working supervisor that will be responsible for managing the daily operations of the maintenance team and will assist the Facilities and Property Manager, MTL,U.S and V.I to ensure smooth operation of the department. The supervisor will be responsible for installation and monitoring of a preventative maintenance program.
Job Functions and Responsibilities:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Examples below:
  • Responsible for supervising and sometimes performing repairs/replacements with plumbing, electrical, HVAC, carpentry, painting, kitchen equipment, reconfiguration support and any other maintenance/repair for the building.  
  • Prepare work plans, etc. as required by leadership team and present alternative cost solutions to situations.
  • Provide technical assistance during contract negotiations with outside vendors and monitor outside vendors’ work during contract execution
  • Responsible for creating and maintaining a training program for maintenance team players, motivating team players, documenting team players’ achievements and coaching sessions
  • Make sure the department objectives are being met
  • Manage and keep records of all testings, inspections, and licensing updated and available upon appropriate requests
  • Keep all department vehicles updated including registrations, inspections, repairs and routine preventative maintenance
  • Oversee the preventative maintenance of all elevators

To perform this job successfully, an individual must have the following education and experience:
  • High School Diploma or equivalent required
  • 5-7 years of experience in all phases of commercial property maintenance including experience with troubleshooting and repair of electrical, plumbing, carpentry
  • Must have a working knowledge of HVAC as it applies to commercial buildings
  • Previous project management experience preferred
  • Must be familiar with the operation on uninterruptable power systems, power generators, and all associated controls
  • Must be familiar with Local, County, and State Fire Codes and regulations, with an emphasis on how it applies to Commercial Buildings over 100,000 square feet
  • Experience planning and conducting all fire inspections and testing necessary
  • Must have a valid drivers license, transportation, and the ability to lift up to 75lbs
  • Must also possess working knowledge of Microsoft Office (Word, Excel, Outlook, etc.)
Training / Licensing Requirements:
  • Must pass the Company’s Background Screening process prior to beginning employment.  Additionally, as a condition of employment, you may be required to pass client-specific background check requirements or Federal/State licensing requirements, if applicable.
Work Schedule:
  • General work schedule
  • It is required to be available for emergency on-call duty as scheduled and it is preferred that the candidate resides within 30 minutes of the office location for emergency response purposes
