The Lien Release Team Lead will be responsible for overseeing the day-to-day operations of the lien release function when loans are paid in full. This position will work jointly with internal groups and an established external vendor to successfully meet compliance requirements. Perform all duties in accordance with company policies and procedures and all state and federal regulations.

Responsibilities include:

  • Oversees the team that handles the execution of lien releases.
  • Prioritizes the distribution of all exceptions assigned to the team to ensure all required deadlines are met.
  • Monitors team performance throughout month to ensure exceptions are cleared within the required time frames.
  • Responds to complex exceptions and assists team with completing exceptions during periods of elevated volumes.
  • Ensures all lien releases are sent within statute.
  • Execute lien releases or assignments when needed.
  • Oversees each operational aspect of the lien release team which includes preparing, executing, notarizing, sorting, invoicing, rejections and budgets.
  • May be called upon to testify on behalf of PHH in legal proceedings regarding executed documents.
  • Partner with internal and external counsel for complex issues and defunct entities.
  • Ensures there are control reports and process to ensure all different types of releases and corresponding documents are completed timely.
  • Assist with the hiring and training the new team members.
  • Utilizes the e-recording process to ensure quicker and efficient processing of releases.
  • Partners with all vendors to ensure processes are being completed timely and holds vendors accountable for expected SLA’s.
  • Understands chain of title and assignments to ensure accurate processing of lien releases.
  • Directs the logistics designated associate to ensure all packages are sent correctly and sorted so they are sent to the correct location.
  • Encourages initiatives to improve process efficiencies and reduce costs to cure exceptions.
  • Review and updates all lien release procedures on a regular basis.
  • Creates new control processes to oversee billing and invoicing for the lien release department.
  • Must respond to audit inquiries regarding lien release items.
  • Must communicate with other areas such as assignments team, collateral team, CBSG team, and offshore drafting team to obtain the necessary information timely to send out the lien releases.
  • Assist associates in defining individual development plans and yearly objectives.
  • Leads special projects as assigned.

Qualifications:

· Minimum 3 years’ experience in Default Mortgage Servicing (Foreclosure/BK/REO) or related servicing.

· Knowledge of Default concepts, procedures, investor requirements, motion processes

· Knowledge of Word, Excel, Access.

  • Demonstrate exemplary skills of collaboration, creative leadership and interpersonal skills.
  • Strong understanding and analytical interpretation of State and Federal regulations; Legal contractual language dealing with Custodial, Agency, Investor, Trust, PSA, Transfer Instructions or deal documents, etc. with ability to apply language/terms to current work demands as possible curative solutions/alternatives.
  • PC literate MS Office proficiency along with Access Database navigation and Business Objects expediency.
  • Effective oral and written communication skills within all personnel levels both internal and external.
  • Ability to listen effectively, utilize deductive reasoning & negotiation skills resulting in timely professional feedback at all levels.
  • Strong organizational skills that support flexibility in a fast paced, multi tasked, high priority results driven environment.
  • Demonstrable decision-making ability/analytical skills.
  • Excellent project management/long range planning skills.
  • State of Florida Notary is preferred (will be required once in role).
  • Ability to maintain confidentiality.
